Steve is licensed in Florida, and we focus on Tampa, St. Petersburg, Sarasota, the Gulf Beaches and everything in between, across Hillsborough, Pinellas and Manatee counties.

Florida also has more moving parts than a listing shows. Flood zones, insurance costs, HOA and condo fees all change what a home really costs. We’ll help you understand each of them before you make an offer, so the decision feels as good as the view.

Questions

Florida real estate, answered.

Which parts of Florida do you cover?

We help buyers and sellers in Hillsborough, Pinellas and Manatee counties, which takes in the Tampa Bay area and the Gulf Beaches. Our Florida office is Keller Williams Suncoast in Bradenton.

Is it a buyer’s market in Tampa Bay?

In much of Florida, more homes are for sale than buyers are shopping for, which gives buyers more room to negotiate than in recent years. Conditions differ by community, price range and the condition of the home, so ask for current numbers for the specific area you are considering.

What should I budget for besides the mortgage?

Homeowners insurance, property taxes, HOA dues, any CDD charge and flood insurance where it applies. Two homes at the same price can cost very different amounts to own, so compare the total monthly cost. See how your first Florida tax bill works and what a CDD fee is.

Do I need an agent to buy new construction in Florida?

No law requires one, but the builder’s sales team works for the builder. Your own agent works for you. Read more on our New Construction page.

How could Amendment 3 affect Florida homebuyers?

Amendment 3, on the November 3, 2026 ballot, would raise the homestead exemption for non-school taxes, lower the assessment cap for second homes and rentals from 10% to 5%, and treat people who become Florida residents after December 31, 2026 differently at first. It needs 60% of the vote to pass. Here is our plain-English breakdown.
