Living in Parrish, Florida

Parrish is a fast-changing part of northern Manatee County, once farmland and now home to many newer neighborhoods.

What it's like

Parrish is an unincorporated community in northwestern Manatee County, near the intersection of US 301 and State Road 62, with ZIP code 34219. It was a small agricultural community until the late 2000s, when farmland began to be developed into residential subdivisions. The Florida Railroad Museum is here and runs weekend passenger rides to Willow, about six miles northeast.

Getting around

Parrish is part of the North Port–Sarasota–Bradenton metropolitan area. US 301 is the main road through the community, and Interstate 75 is nearby. Because it is unincorporated, services such as roads and permitting come through Manatee County, so it is worth confirming who handles what for any address.

Buying new here

Many Parrish neighborhoods are newer, which means builders, HOA rules and sometimes CDD assessments are part of the decision. Our new construction page explains how to compare builders and why to bring your own agent on the first visit, and our CDD fee explainer covers one of the costs people overlook.

Who tends to love it

People who want a newer home with more space and a quieter feel, within reach of Bradenton, Lakewood Ranch and Tampa Bay. If you are comparing Parrish with Palmetto or other nearby areas, we can help you weigh them.
